What do I need to do as a home buyer?
As a buyer, all that I need from you is some basic information to schedule the inspection. This includes your full name, email address and phone number, as well as the property address to be inspected. THAT IS ALL! As your inspector, I will coordinate any additional inspections services you request or require, as well as request access permission to the property for the inspection. All you need to do then is to attend the inspection, if possible. If you cannot attend, NO WORRIES! My leading industry software, Spectora, will provide two different reports that will be emailed on-site from the property immediately following the inspection. This way, you can begin to make your repair requests right away with NO WAITING!
What is included with "the basic inspection" service?
AMP Inspections provides standard Texas Real Estate Commission (TREC) inspections, and a whole lot more! Included with every inspection AT NO ADDED COST are irrigation systems, aerial drone use and gas leak detection services. This amounts to over $150 in savings when compared to the other inspection companies which charge separately for these services. I will spend as much time necessary after you receive your report to ensure the report findings are clearly understood in the form of any electronic communication you prefer, if you are unable to attend. The report will simultaneously be sent to your representative/agent when it is sent to you and I will review the report with them as well. AMP Inspections also goes beyond the scope of the TREC regulated "minimum standards' because I feel it's necessary to give you the best service possible, which is my goal.
How much will this cost me?
Pricing is simple and based on the square footage of the home. Base price includes aerial drone use, irrigation system and gas leak detection at no additional cost. Additional services (such as pool, spa, septic system, detached buildings, thermography) are separately billed at lower than industry standard pricing, upon request. Base price for any home less than 2000 square feet is $350 with an increase for every additional 500 square feet above. Condo pricing base fee is $300.
